How does it all work??
This is a question we get all the time and it's a valid question too. I suppose you could say this is a new way of buying and selling property although with that said these quick and creative ways have been around for years.
The traditional way as we all know it i.e using your local agent is ok as long as you don't have to sell quickly. As we know agents will more than likely have a pipeline of properties falling across their desk daily so they follow the same protocol and this can take too much time to sell unless you are patient and not desperate for a quick sale?
So how does it work? well you have obviously come through to us because you need speed and certainty of a fast sale. We want to make the process as simple and seemless as possible and these are our simple steps below.
Enquiry from you >>> We analyze your property >>>> We make you an offer >>>> You accept or decline >>>> If you accept we offer to our investor pool >>>> Investor wants to buy >>>> Terms sent to solicitors >>>> Exchange of contracts and completion occurs. >>>> You get paid in weeks not months.
How do we collect our fees?
Another question we get asked all the time. The normal way is that the seller would pay the agent from the sale proceeds but we get our fee from our investor/buyer because we have found the property in question and done the legwork so they are happy to pay us a fee for our efforts. In some cases we can even negotiate that they pay your legal fees too so this can be a win win for you.
Is it all legal?
Again this is a question we get all the time and yes it's a valid one. The simple answer is YES this is legal in England and Wales and parts of Ireland. This is property and your asset so you and our investor buyers have to be protected and the contracts are legally binding as with a normal house sale.
